  • TWO STAGE TENDER

    Relationship Contracting - Often referred to as Early Contractor Involvement (ECI), offers a transparent competitive tender process for trades and suppliers, achieved through a two-stage process.  

    + Stage 1 - ECI Builder selection based on preliminaries, margin, and qualitative criteria. Trade and supplier pricing in confirmed through an open-book arrangement under an interim Agreement.

    + Stage 2 - After confirming third-party costs, engagement options include fixed-price, construct-only and D&C contracts.

    Our approach ensures vendors fully understand the scope of work, which minimises contingency allowances typically set aside to cover unknowns.

  • FIXED PRICE TENDER

    Known in industry as a "hard tender," this approach relies on fully resolved project documentation to secure fixed price bids from builders, generally resulting in either Construct-Only or Design-and-Construct Agreements, whereby the Builder absorbs any design-related risks, allowing for a more predictable financial outcome. This strategy relies heavily on the builder's trust in the Project Manager to ensure a positive response from market and competitive pricing.

    We maintain strong working relationships with most T1 and T2 contractors and work collaboratively to identify project issues and develop solutions to ensure competitive pricing through this process and ensure your project stays on track.
